ᐅ Experiences with Pre-designed Homes on Plots?

Hello everyone,

we have recently purchased a plot of land and plan to build a house on it in the next few years.
I have been thinking a lot about the floor plan and the size—just roughly speaking. We recently visited a show home from a local company specializing in solid construction, which is very affordable and also appealed to us.
I am quite certain that we will not go through an architect but will look for promotion houses from companies instead, mainly to save costs. Of course, compromises are necessary, but we don’t have any extraordinary requirements at the moment.
Therefore, I wanted to ask more generally if anyone has experience building promotion houses regardless of the company. Were there any unexpected costs, or did the predefined floor plans turn out to be less practical than expected?

Thank you very much for the numerous responses. I need to take some time to carefully read through everything again to fully understand it. I am now sending in a larger plan.

At least with open parking spaces, placing them by the street is probably allowed here. Let’s assume just five meters (16 feet) to the street, and the house is set back eight meters (26 feet) from the street boundary, so only three meters (10 feet) in front; plus a sloped area. According to 11ant’s basement rule, this clearly requires a basement because any stabilization of the plateau behind would not be any cheaper. So, precisely for budget reasons, it stays with a residential basement.

So, not an official access road with a fire department muster point, but simply the fire station as a neighboring property, and behind the lot a footpath (marked in yellow) from the "end of the extension" of a field track to a corner of the fire department property. Easements would need to be clarified, to determine if it is legally permitted for a neighboring property owner to access their lot from the rear (unpaved up to their own boundary). Technical and postal connections (including house number) come from below, contributions for access only apply from below, whereas the actual driveway to the garage needs to be legally secured from above:

Thanks, we should look into whether that’s actually allowed. That would definitely make things easier.

That will not be an access road, but the fire department’s secondary escape route.
