homeplanner1 Apr 2025 15:31We recently purchased a 500 m² (5380 sq ft) plot and would like to hear your opinions on optimal planning. The plot measures approximately 20 m (66 ft) in width and 25 m (82 ft) in length. In the attached image, the illustrated part of the development plan is oriented exactly to the north. I have marked our plot in red.
The surroundings of the plot are as follows:
East: It borders a multi-family residential building.
West: There is a public path, an infiltration basin, and adjacent farmland.
North: A farm track runs directly along the plot, with neighbors’ gardens beyond.
South: The access road is located here, in a very quiet, purely residential area.
Given this context, we are wondering: What house shape and positioning on the plot would make the most sense?
If anyone has suitable floor plans or designs for similar projects, we would greatly appreciate your submissions and ideas.

The building envelope allows for a lot of options. Personally, I would plan your house so that your garden is located to the northwest. This provides a large distance from the neighbors, a cool spot in summer, and in the early afternoon you still get sunlight through the building footprint.
First, be clear about how you want to position the house. It doesn’t make sense to discuss the floor plan before that.

Which house shape and placement on the plot would make the most sense? Honestly? Having all options available makes choosing more difficult!
Consider your daily routine, now and later with children. What do you do in the evenings and during the day? Do you like sunlight?
I usually prefer a gable roof house because it offers extra space under the roof if no basement is built. Your maximum building height allows for that.
Plan the garage on the right side, with the driveway probably coming from the southeast. The living area should face south and west with lots of glazing, and on the west side, the terrace based on the points mentioned by @roteweste. Gables oriented east-west are good for photovoltaic panels, but other orientations are possible—you’ll need to test what works best.
Cut out templates for the house, terraces, and parking spaces and experiment with them. Take photos of the different options and weigh the pros and cons. There is no right or wrong, just many building preferences combined with logic. It all depends on you.
