Hello everyone,

My brother is planning to buy a condominium unit, which his mother-in-law would then move into as a tenant.

The main reason for the purchase is that the apartment is nearby, allowing my brother and his wife to receive significantly more support with childcare.

The mother-in-law likes the building and the location of the apartment but has an issue with the completely open kitchen, which consists of just a single countertop row without upper cabinets. She would at least like to have the option of a small table in the kitchen for when she, for example, eats breakfast alone or has a coffee. A dining table is planned to be placed in the living room.

I had the idea to enclose the kitchen along the back wall of the unit using drywall, to move the door of the storage room to the lower part of the floor plan, and replace it with a sliding door, so that at least a small fold-down table can be attached to the wall, which can be folded away when not in use.

Do you think this idea could work, or does anyone have a better suggestion?

Oh, my software shows 3.35 x 1.80.

According to my research, the dimensions are 3.6 m (12 ft) by 2 m (6.5 ft). Didn’t you take any measurements during the viewing? Where exactly are the water supply and wastewater connections? Washing machine and dryer in the storage room.

Sorry @ypg, it’s no longer possible to edit here. The question about measuring was directed to the OP. I used a double bed as a reference, which should be 2*2 meters (6.6*6.6 feet), and the base kitchen cabinets are 0.6 meters (2 feet) deep.

I still find it quite unreasonable—mother-in-law’s wishes aside—to create two dining areas in such a limited space. With a separate kitchen, it’s somewhat understandable, but if you have the option to combine living and dining/cooking areas to make better use of the space, the idea of adding a wall and making two dining areas just doesn’t sit right with me.

Maybe visiting a few apartments with the lady could help? I know this setup was common in the past and that’s probably why she prefers it, but even at that age, it’s possible to learn and appreciate the benefits of a more open layout.

That would make the room over 7 sqm (75 sq ft) ... in the sketch it says 6.36 ... I don’t see 2 meters (6.6 ft) on the wall with the window, nor on the wall with the door, assuming standard apartment dimensions. But we don’t want to get caught up in centimeters, though you can clearly see that this is what it’s about if you want to actually implement something.

Here’s the suggestion according to mother-in-law’s wishes.

I gave your suggestion a try:

Floor plan of a living area with kitchen, island and table in an open concept design.

You can clearly see that Twiggy would fit through, but Cindy would not. 180cm (5 ft 11 in) is not negotiable.

If we give the room more space, for example the 60cm (2 ft), it looks like this:

2D floor plan of living and dining area with table and kitchen island

You can do that, but you don’t have to. I’m still wondering where the water connection could even be. It can only be at the back wall facing outside, which would require different furniture layout.
The problem with a drywall here is all the electrical/water installations. And a simple wall cabinet system (e.g. TBW) isn’t suitable for hanging cupboards either.

I don’t understand why anyone would want to hide in a tiny closet when the world with a whole 24 sqm (258 sq ft) could lie at their feet 😀

By the way, I solved my puzzle because it’s usually not the small room itself, but the enclosed room in general. From the past, there’s the fear that cooking smells (frying/cooking = work/burden = odor) will spread everywhere, so people want a (small) separate kitchen.

Sorry @ypg, you can’t edit here anymore. The question about measurements was directed at the OP. I took the double bed as a basis. It should be 2m * 2m (6 ft 7 in * 6 ft 7 in) and the kitchen base cabinets are 0.6m (2 ft).

I actually redrew it and got within 0.2 or 0.3 (meters) on the areas. I measured the bed at 180 x 185cm (5 ft 11 in x 6 ft 1 in)... ok. But the lines are incredibly blurry; precision is impossible there 😉 ... although the planners do work with very sharp pencils 😉

You could also approach the issue differently: the parents want the mom to move closer. Mom pulls herself up at a small kitchen table: maybe she doesn’t actually want to move? This could actually be checked by looking at other apartments. The psychologist might call that a “test,” the therapist might look for alternatives. You could see this as a conflict, but you don’t have to. Whoever actually finds and overestimates it will end up fighting with mother-in-law, then with wife, and brother can move into the apartment himself, mother-in-law becomes an ex-mother-in-law. Problem solved 😎:p 😀

In the end, it doesn’t really matter since he’s just gathering ideas for his brother.
