Hello everyone,
We are planning to build a single-family house using solid construction. Our current favorite builder (Massivhaus Mittelrhein) constructs standard KfW 55 houses. It is also possible to build to KfW 70 standard and save some money (I am currently finding out exactly how much).
However, I have often read that the higher energy standards (55, 40, Passive House) hardly pay off.
What would you choose? How large should the price difference be (base price KfW 55, 150 m2 (1,615 sq ft) villa for 210,000 euros) to decide for one option or the other?
Thank you very much,
Nina132

That’s probably difficult to say in general terms, since besides the cost there are also subjective factors like living comfort. However, I would argue that 150 m² (1,615 ft²) for 210,000 EUR with KfW 55 standard in Hesse represents a quite basic level of equipment and that many additional costs are likely to arise. In general, the consensus is that KfW 55 is chosen more for ecological reasons than for economic ones.
Oh, and it would of course also be important to know how the target value is achieved—that is, where the differences in the specifications (55 compared to 70) lie.
Good luck
