Hello everyone,

We want to build a single-family house as a KfW Efficiency House (KfW standard) without a ventilation system for financial reasons. Does anyone have experience with this? Could there be any issues? Or does anyone have experience with ventilation systems?

Each "side" explains its respective perspective and, ideally, even learns something in the process. I have shared my perspective within the necessary context of my own life and housing design, with which I currently feel very comfortable.

A reader can draw their own conclusions from this; however, I find the information content in this message lacking and can hardly make use of it:

In my opinion, living in earthen buildings can be extremely pleasant, even though I don’t have one myself; in fact, I could find it appealing. Why an earthen building should necessarily turn into a “bunker” is unclear to me, since “bunker” tends to be associated with concrete as a building material, which arguably fits some single-family homes here. In this sense, earthen construction is actually the opposite of what was implied here, so perhaps this is simply unfamiliar.

I understood @wiltshire’s statement as describing what works for HIM and his type of housing, and that he still feels comfortable in his home. This does not mean that everyone must do the same or that it is the only sensible approach. As is often the case, both or many options are possible as long as the CONTEXT is not ignored.

I would agree with that, since in most cases it is young families building homes, and similar requirements arise from that. Older applicants, and I count myself among them, can sometimes make decisions that deviate from the standard because they only have to orient their living spaces around themselves.

For the “typical” family, living in a house that consists essentially of one single large room is simply unimaginable. Nevertheless, I find it interesting to include even these detailed perspectives here, in order to get a more comprehensive picture. Everyone should still be free to decide.

I simply read too often about something being a “must” just because it makes sense or appears to make sense to many. This is true for underfloor heating, heat pumps, etc., which are generally sensible, but a nice house is also possible without these—or sometimes even more beautiful. What is important is that one explains the reasons behind their viewpoint and doesn’t just present their position as the only truth.

Not everyone is willing to design their home strictly according to KfW standards or guidelines.

So you have an architect’s design up to and including service phase 4, which means submission of the building permit/planning permission application. What type of construction method and energy efficiency level was planned, and has the application already been submitted?
Am I right in understanding your concern as: “For the price of a controlled residential ventilation system, you could have planned a larger house or afforded large tiles/golden faucets or something similar,” and “I want the KfW300/KfW Efficiency House subsidy, but don’t want to spend anything on the controlled ventilation system that comes with it”?
How to proceed after service phase 4 I have explained several times: you pay a learning fee if you skip service phase 5, because you are only allowed to build according to the approved building permit/planning permission documents, but not to make changes afterward. The worst way to waste your planning budget is if you had your house designed to the standard of the Building Energy Act using basic masonry (for example, brick size 365 from “whatever”), but now want it built as an EH40 house—possibly because you want it at the lowest possible price from a timber builder—and then suddenly have to add a large amount of external insulation all around.
