ᐅ Building Permit / Site Management Without a Contracted Construction Company – Is This Feasible?

I have developed a house design with an architect and would now like to hire her to prepare the building permit / planning permission application.
However, since it is not yet completely certain that construction will be allowed (property is outside the development plan / building envelope – but preliminary discussions were positive), I have not yet commissioned everything.
Most likely, the project will then be handed over to a company that will provide the shell construction, roof, and windows (shell house).
Tonight, one question came to mind: A site manager / construction supervisor must be named in the building permit application, correct? Who do I enter there if I don’t yet have a construction company lined up? Is it possible to appoint or change the site manager at any time afterwards?

Seven198415 Jan 2020 20:40I think I have found the answer myself: The construction manager probably needs to be specified only at the start of construction notification. Phew, then I do have someone after all! Is there any overview available of these processes for laypeople?

If you don’t have a contractor yet, how do you define technical building parameters in the building permit / planning permission application that might normally be determined by the individual trades? For example, wall construction, insulation thickness, and so on.
Each builder, roofer, or other specialist might have their own preferences or standard methods that don’t necessarily match the building permit application.
Also, has it been checked in advance (by an energy consultant) whether the requirements for the energy saving regulations / KfW funding are met?
We want to build something similar, and I’m facing these questions right now...

The tradesperson does not decide how the house is built; rather, the client commissions the tradespeople to build the house according to their specifications.Similar topics
