ᐅ Is an additional cost of €8.10 per square meter for plaster finishing at Q3 level instead of Q2 too high?

Hello everyone,

We are currently in the middle of building a single-family house with just under 180 sqm (about 1,940 sq ft) of living space and two full floors (flat roof). The clear ceiling height on the ground floor is 2.74 m (9 ft), and on the upper floor it is 2.55 m (8 ft 4 in).

Now we have to decide how to do the plastering. Our general contractor includes a Q2 finish as standard. However, we would like to avoid wallpaper or fiberglass fleece because we want the walls to be nicely smooth without texture (or are there very smooth wallpapers available?).

The general contractor wants to charge an extra 8.10 EUR per sqm for plastering at Q3 instead of Q2, which seems very high to us. Calculated with 180 sqm and the average clear ceiling height, this amounts to additional costs of over 5,300 EUR.

Is this surcharge normal or too high? Or are there other ideas on how we could solve this issue?

I think the following options remain:
- renegotiate the Q3 surcharge
- accept Q2 and apply smooth fleece (yes, that exists)
- buy filler compound and a long-neck sander and do any necessary touch-ups yourself (that’s what we did).

For comparison: with me, one-day gypsum plaster, smoothed to Q3 level, cost 13.64 EUR netto per square meter.

No, on the contrary, the surcharge is reasonable. Remember - if you want to live with the beauty (of someone else’s work), you have to bear the cost.
