I am looking for advice from experienced people on whether the schedule we have planned is somewhat realistic...
This schedule assumes we are building a prefabricated house with a basement.
This schedule assumes we are building a prefabricated house with a basement.
- September to December 2012: Planning the house, floor plan, etc., searching for the plot of land
- January/February 2013: Submitting the building plans to the local authority (usually there is already a rough idea beforehand about what can be built, for example how many floors, what kind of roofs, etc. – I assume there are generally no major surprises?) (12 weeks processing) >>>> results in
- Purchase of the land April/May 2013
- Construction start by May 2013 latest
- Move-in by September 2013 latest. Is this realistic? Have we forgotten anything? Many thanks!
Tight schedule you're aiming for there.
Only 4-5 months of construction time including the basement?
Is the prefabricated house already being built even though the land charge register entry (Auflassungsvermerk) might not yet be processed?
In the end, you might not get the property but you’ll have a house.

Hmm... a total of 15 months???? That sounds even longer than building a traditional masonry house... here we already made some inquiries and the entire process would have taken around 9-10 months – contractually agreed...
I thought that the construction of a prefabricated house from start to finish takes about 4-6 months? What else is the advantage of building a prefabricated house if not the shorter construction time? Thank you in advance.

It really depends on the provider. Mine definitely has a 12-month waiting period from signing the contract until the house is delivered. Then there’s another 2-3 months of waiting before you can move in :9

Sorry, that won’t work.
Are there many building plots available in your area? It took us five months to finally get one. Once all the paperwork with the notary, tax office, land charge, etc., was completed, it took almost two months.
Also, you can’t get financing without a plot of land. The bank needs to assess the property first.
With a prefabricated house company, they usually have their own architects. We could have planned beforehand as well, but it would have been very expensive if we hadn’t found a suitable plot.
Besides, you can only submit a building permit / planning permission application once you own a plot. You have to plan all the connections, etc., so you can only apply once you have the land.
The foundation slab needs about 4 weeks to cure, etc.
At the moment, we expect to be able to have our house erected after 11 months. Then there is still the finishing phase.
The screed alone requires at least 4 weeks to cure before you can cover it; regular screed can take up to 8 weeks.
I would reconsider your schedule.

Hmm... a total of 15 months???? That sounds even longer than building a solid house... we already asked around here, and the whole process would take about 9-10 months – contractually agreed...
I thought building a prefabricated house from start to finish takes about 4-6 months? What else is the advantage of building a prefab house if not the short construction time? Thanks in advance.Well, the advantage is clearly the very short construction phase. It may sound strange at first, but we only had about 2 months of craftsmen working in and on the house. The house assembly takes one week, including interior finishing, one week for earthworks, and a few days for the concrete slab. The reason it takes so long before the house is even assembled is simply due to the number of houses being sold. Our supplier is transparent about this and informs you upfront. That’s why it’s essential to have a 12-month interest-free availability period on the mortgage.
If you are aware of this, you can plan accordingly. I actually found it very comfortable; there was always enough time to plan everything, get quotes, and you didn’t have to get frustrated if a supplier didn’t respond for 4 weeks again.
