ᐅ Is the construction company disorganized if no one can be reached?

Hello,
I hope I have chosen the right subforum.

Background:
Since December 2012, we have found a construction company.
We told them that we want to start building at the end of September because my partner has an important training course until September 20, 2013.

Now the following:
Since we still haven’t received a confirmed start date, we called our site manager on Monday.
He explained that at the moment he cannot get the ceiling installed (?!) due to a 6-week delivery time. He said that the foundation doesn’t need to be started immediately either. He can’t promise anything but will try to start construction within two weeks.

Also, our consultant from the construction company (contract for work and services, etc.) is currently difficult to reach.
Maybe it’s due to the demand the company is experiencing. Because of a new development area where many clients have built with this company (and only report good experiences), the company has gained a lot of recognition.

Am I justified in worrying, or am I overreacting?

If the company has a good reputation in your neighborhood, you should stay calm. If the ceiling had already been ordered and construction had not yet started, I would be more concerned.

To be honest, I don’t quite understand the question. You agreed to start construction at the end of September!

It would be more frustrating if you only learned on 09/30/2013 that your builder is having problems with the precast concrete floor. Whether yes or no, you won’t find out now since you already spoke with your site manager. The issue to clarify is when the precast floor and concrete were ordered so you can estimate when installation will take place.

And finally – if construction really starts in 14 days, that is still one week earlier than you contractually agreed.

I think everything is still okay, depending on what you agreed on in your contract. Is there a completion date set? It only becomes a problem if they don’t meet that date and you then have to pay financing interest, etc. If nothing is agreed upon, you just have to take it as it comes. It wouldn’t be the first company to take on too many orders and then fall behind. It only takes one or two workers to call in sick or take vacation, and the schedule falls apart. It’s convenient for them to blame it on delivery delays.

We’re now at the beginning of September… just wait and keep checking in from time to time, applying light pressure so your construction doesn’t get forgotten.
