we have received an offer for a solid construction house, KfW40 standard, including groundwork, shell construction, scaffolding, complete roof, windows, and doors. The building site is near Mainz.
It is a one-and-a-half-story house with a pitched roof and a dormer, with approximately 142 sqm (1,529 sq ft) of net living space. The volume is nearly 690 cubic meters (24,350 cubic feet).
The price according to the offer, including VAT, is just under 220,000 EUR. Planning, building permit/planning permission, structural engineering, etc., are additional and amount to almost 20,000 EUR.
Do you think this offer is reasonable? From your experience, does it make sense to also request an offer for timber frame construction?

Possibly even a provider specializing in kit homes. Not all suppliers offer a "shell closed" stage. Why are you aiming for this level of completion?

Thank you first for the assessment. This is the maximum the company offers. For additional trades, we can hire the owner as a construction manager, which of course increases the cost. We are convinced by the company itself, and we also know several people who were very satisfied with their workmanship.
However, we also have an appointment with Bien-Zenker, because a turnkey house is simply more convenient.

Each prefab house company has its own target clientele; different customer types suit different builders. When it comes to “shell construction complete,” I would think of Bien-Zenker last—they are more suited to turnkey customers, often privately insured.
