ᐅ Are building plans reliable? When is the right time to terminate your rental lease?

I would like to ask you how long before moving into your new house you gave notice to terminate your previous rental apartment. At what stage of the building process or how much time before the move do you consider appropriate to be on the safe side? We have the usual(?) notice period of 3 months.

The reason for my question is probably clear: not to pay rent longer than necessary, but also to avoid having to stay in a hotel for (several) weeks and store furniture. We have recently moved to this area and therefore cannot stay temporarily with friends or relatives.

In my previous rental apartments, I always arranged it so that the landlord could keep the security deposit in exchange for me not having to paint. In our current apartment, we lived there for only about 18 months, without pictures or cupboards on the walls, no pets, no children, etc. So, in my opinion, the landlord should not have much renovation work to do if they agree.

With children, especially school-aged ones, it’s definitely a special challenge.

We have a handover date, but it’s not 100% binding. Delays can happen independently of the construction company, I think. I was hoping there might be a “perfect” time, for example when the flooring is finished, or when both floors and walls are done.

Almost exactly like us. We pay 600 euros rent per month plus utilities, etc. Our house has had the underfloor heating loops installed; now we are waiting for the screed to be laid, which was “supposed” to be done last Thursday and Friday but did not happen.

If you have to do any work yourselves after handover, then it also depends on you.

We had a detailed plan and a handover date. The overlap (house/apartment) was about 2 weeks. During that time, we moved and spruced up (renovated) the apartment.

That was probably before all the times of the Ukraine war, the coronavirus pandemic, and the enormous supply chain difficulties. Nowadays, the construction company can only tell us what the suppliers say and the expected delivery times for the work...

Gradual move: bringing things little by little yourself every day. Boxes and dishes.
You write that you’re not from there, and I assumed you still live in the old area. But I was wrong to understand it that way.

For us, it now only depends on the supplier for the interior doors.
There is a construction schedule with fixed deadlines.

The site manager said he naturally prefers to hand over earlier rather than later.
Once he has confirmed the delivery times, he can reliably state when the house will be completed.

Yes, according to the purchase agreement from the shell construction stage at the end of September. But nowadays, you never know what might come up. Currently, they cannot install the stair railing because it is not available for delivery.

I would give notice no more than 2 months in advance. That way, it’s easier to predict whether the deadline can actually be met. Paying one month’s rent is definitely worth it to avoid potential stress with temporary storage or similar issues.
