ᐅ Is this sufficient as sound insulation according to DIN 4109 in a single-family house?

Hello everyone,

In the scope of work description from a potential home builder, it states that basic sound insulation according to DIN 4109 will be installed.

Google says that this is the legal minimum requirement and not really impressive. The question is whether this is actually sufficient in practice? We are planning a 140 m² (1507 sq ft) city villa with currently one small child.

How should this be worded in the scope of work if we want better sound insulation? Are there "better" DIN standards? Do construction companies even offer this, or are they already fixed by their building methods (in this case, lightweight expanded clay aggregate from prefabricated elements)?

Sufficient, but much more important is the correct execution of the trades. Decoupling the screed, a sensible floor plan with a few more doors and without open galleries, etc. Then properly plan the water pipes and, if necessary, have them wrapped in sound insulation, and that’s it.

Low costs but good planning!

Ok, thanks for the feedback.

So, as the client, I can’t do anything more now and just have to hope the work is carried out properly? I can’t specify anything concrete in the contract? One would assume the work is done correctly anyway, so I don’t need to include that explicitly in the construction contract...

This is simply a form of backup for your builder. The standard 4109 has not been state of the art for more than 10 years now. If your building specifications do not include an agreement on the required minimum sound insulation, just meeting 4109 would already be considered a defect, according to several court rulings by the Federal Court of Justice (BGH).

It would be better to specify DIN 4109 Supplement 2, VDI 4100:2007 Sound Insulation Classes (SST) I–III, or VDI 4100 SST I–III.

That said, I personally find DIN 4109 perfectly adequate for single-family homes, as long as external noise (railway, road, commercial) is not unusually high.

I just joined the Homeowners’ Protection Association and plan to hire a consultant from there.

The contract setup currently is that we will have one company handle the shell construction only, and a construction manager—who has already built many houses in our small town—will be hired to commission and coordinate the individual trades.
