Dear Forum,

I am considering dividing my father’s apartment into two separate living units. The goal is to have one part available for personal use and to rent out the other part (for example, to a student, via Airbnb, etc.). Ideally, both units should have their own bathroom including a toilet and a small kitchenette. I understand that this will involve significant construction work, especially since the floor plan (see attachment) may not be ideal for this purpose. Primarily, I want to find out whether it is even feasible to separate the space in terms of structure and plumbing, and if so, how it could be done.

I would appreciate any feedback and am open to all ideas!

But would it be possible to build the supply line one level higher so that the pipes run within a raised floor? It is “only” about 2 meters (if you run the pipes from the kitchen to the bathroom as shown in the drawing). Or would a sewage pump be necessary here?

What is the situation there? Condominium ownership? Rental apartment?
You can’t just add a second toilet anywhere. There are shared ownership rights and regulations under condominium law (Wohnungseigentumsgesetz, WEG).

Another idea would be to include 2 rooms as shown in the attached image. I think it might be possible to reduce the size of the storage room and effectively move the bathroom towards the back.

And yes, it is a condominium association, and I am the owner of the apartment.

Before you start planning anything, you absolutely need to consult the association. You will require their approval if you want to convert one apartment into two. It is possible that a single objection could stop your project before it even begins. In a condominium association, there are many restrictions...

That will not work; this is a tower with approximately 500 residents.

As mentioned before... the possibility of reducing the size of the bathroom and moving the kitchen to the back (see image above) should be feasible, right?

Where is the kitchen supposed to go? And who is supposed to live there?
