ᐅ Is it possible to determine the deductible costs with a rough estimate?

Hello everyone,

Now that the land is almost definitely secured and we have had initial talks with architects, one of them appeals to us quite well. Only one question remains unclear: How high will the fee be? According to the architect, he will provide a detailed fee breakdown before each work package. However, this doesn’t help me because I need to know the approximate costs BEFORE commissioning in order to properly calculate the overall project budget. After using the HOAI calculators, I arrived at a fee of 61,000€ for a total sum of roughly 400,000€ despite the minimum rate! If that is really the case, I will quickly reconsider the idea of building with an architect. I assume that the 400,000€ total cost does not include all billable items and that I am probably making a mistake in calculating the fee. The question is: How can I estimate an architect’s fee based only on an approximate total amount without a detailed breakdown of the individual construction costs, so I can include it in my overall budget?

Can I ask the architect for a fee offer in advance, specifying what the fee would be based on the corresponding total amount?

One more question just came to mind:

What would you expect from the architect before deciding to hire them? What I have in mind is a construction cost plan to ensure that our expectations regarding the project and the costs align. This should of course also include the architect’s fee. It doesn’t need to be a detailed cost breakdown. I imagine something like 2-3 pages to get an overall impression.

What did you have on hand before giving your approval and commissioning the initial design phases?

You can forget about a detailed construction cost plan.. it depends on a thousand things. The architect can give you at most a cost estimate per square meter. Add about 300 EUR on top of that, and that’s your budget.

My colleague received a 2-3 page cost estimate. That shouldn’t require that much effort, right?

So far, I have been given a price range of 2000–2500 per square meter (approx. 185–232 per square foot). Do you think that is realistic? If I take the average, I get about €400,000 for 180 square meters (approx. 1,938 square feet). That seems reasonable.

I received a complete list of trades with price estimates for each trade. This was before signing, but after the third planning round. So, he had a pretty clear idea of what we wanted.

If an architect or engineer charges significantly less than the HOAI rates in the Stuttgart area, they are either not very skilled or not very smart, neither of which is beneficial.
Since, in single-family houses, the architect usually handles or at least supervises the technical building equipment (TBE), you can count the entire 400,000 euros as billable costs. In addition to the costs according to §35, there are also the structural planning costs under §52 and all the additional expenses like surveying, soil investigation, etc.
All in all, for a house with few special features, around 85,000 euros would be appropriate according to the legislator.
A general contractor usually hides about half of these costs in their pricing, while an architect might do it for about 75%.
