We are planning to purchase a townhouse from a company. My question is simply what the thread title suggests: is it common practice in the industry to negotiate prices, or do the listed prices actually apply? I am not aware of many industries where discounts are uncommon, although given the current market situation, I can imagine that construction companies may not offer many discounts.
How was it in your experience?

My experiences with this:
We were able to negotiate a discount on all our offers, usually around 5%.
BUT: The sellers were just waiting for that question, meaning the discount was already included in the total price beforehand.
If you have a seller who doesn’t do this, you won’t be able to negotiate a discount. We felt good about having negotiated 5% off, but I’m quite sure the price reduction was already factored in before.
