ᐅ Are brick facades recommended for self-built houses?

Hello,

is it generally advisable to buy a house with just plaster and then hire a company to install the brickwork later, or does this usually lead to higher overall costs?

The idea: to start building more cost-effectively and add the brick veneer 2-3 years later because it looks better.

Thank you.

I also recommend this, and most people do it because it probably provides the greatest relief.

Regarding question 1: I would even say it is generally advisable to discard this idea.
Regarding question 2: this does not only lead to additional costs:

In my opinion, a double-shell construction should be planned from the very beginning (foundation to cladding, [...]).
Adding something like this later on is likely to involve significant extra effort and is often only feasible with compromises.

If this outer decorative layer is retrofitted, we are practically talking about facing bricks or brick slips.

Apart from that, your exterior wall will already have to meet the requirements of the energy saving regulations (such as the Energy Saving Ordinance or KfW standards) in the "first construction phase."

Build your house with the exterior wall you can afford to do "all at once." Besides, brick cladding does not make a house more beautiful, just different: poorly executed design compositions or proportions cannot be fixed that way – but vice versa also applies, meaning that with a designer with aesthetic sense, even a plaster facade will not look like a "cheap box."

A quick question, if I may.

Is this type of wall construction acceptable?

It’s from the building description provided by my contractor.

So the insulation values look good. Intuitively, 150mm (6 inches) feels thin, but if the structural engineering allows it... Just keep it in mind if drilling ever needs to be done.

Honestly, the pointing bothers me. They offer clinker bricks but don’t complete the work properly.

@blaupuma : You need to decide for yourself whether it is acceptable.
The additional insulation is cost-effective but also has disadvantages (fire safety, harmful substances, etc.).
We chose the monolithic construction method.

I thank everyone who offered advice with their responses. To summarize, I will consider the idea as rejected. We will have the planner calculate the costs for the brick version compared to the rendered facade with tasteful color accents.
