ᐅ Is Base Plaster Not Considered Part of a House?

Hello,

we requested a quote for a prefabricated house with a basement and a garage, and we signed the contract based on that. It was only during the meeting with the architect that we were informed that the base coat plaster for the foundation still needs to be added, and that we would have to decide which type to choose.

This was never mentioned during the preliminary discussions and negotiations. For us, it was clear that the connection between the basement and the ground floor should be included since we entrusted everything to a general contractor.

Are we completely mistaken here? Did the advisor simply omit these costs, or should we have been aware of this ourselves?

Our consultant included it as an item from the very beginning.

In general, the base coat plaster is one of those points you always have to keep an eye on because it is usually not included, just like the outdoor water tap.

And what would be considered standard then? Extremely bold behavior. Is roofing also extra?

Exactly, that’s what I’m getting at. If that had already been included in the offer, the price would be about €3,500 higher in our case. The advisor either omitted it or forgot to mention it, so the offer is cheaper by this amount, while the other one, who was more honest, has a higher offer. This world is unbelievable.

The type and color of the plaster are always decided later.

Base plaster: in our case, this refers to the plaster applied around the base of the building, typically about 70cm (28 inches) high as per the offer and contract. This is usually sufficient when the basement is backfilled normally or without significant elevation. For example, on the street side of our house, more of the basement is visible. This now incurs extra costs. This is often the case.
