ᐅ Is a second bathroom with a shower useful?

Hello,

for a while now, we have been considering whether adding a second shower bathroom makes sense or not.
Currently, we are two adults and a nearly 6-year-old child.

On the ground floor (GF), we have a small guest toilet without a shower.
On the upper floor (UF), there is the main bathroom with both a shower and a bathtub. The bedroom and a child’s room will also be on this floor for now.
In the attic floor (AF), we could install an additional shower bathroom.
This floor currently houses the office/guest room (14m² (150 sq ft)) as well as another child’s room (17m² (183 sq ft)), potentially for another child in the future.

We are building a semi-detached house with a developer and cannot decide yet.

Our current pros and cons list:

Pros:
- A dedicated shower for guests on the same floor
- When the child gets older and possibly moves upstairs or has visitors, there would be a private area there
- If our family eventually grows to four (one adult plus two school-age children who would need to leave the house at the same time), there would be an additional bathroom so no one has to wait. Besides, there is still the guest toilet.

Cons:
- Additional costs that could probably be better allocated elsewhere
- In my youth, there was only one bathroom with a bathtub for everyone, and it worked fine
- When we visited others, we often didn’t have a private shower bathroom either, which didn’t bother us at all
- We currently have a very small bathroom with only a shower, and so far there have been no problems, even with guests.

Another factor, if we decide on another shower bathroom, besides the price, is the level of completion. There are three options:
1. Installation of supply lines for hot and cold water, including ventilation preparation
2. Shower bathroom preparation (requires option 1), including wall construction, electrical outlets, and lighting
3. Final completion (requires options 1 and 2), including shower tray (likely shower screen too), sink, and toilet

Tiling would be extra as well.

We considered selecting only the supply line installation initially and then building the walls later.
However, the question would be how lighting and electricity would be handled then.
Also, the entire attic floor would need to be altered and renewed later.

Or rather choose options 1 and 2 now and complete the final finishing later.

Perhaps others here have additional pros or cons to share.

Oh guys ^^ an additional third bathroom really costs a lot of money. Sure, with two kids and houses over 150m (490ft)² (people who actually have the money), you can do that. In areas where a 2,000 net income is already upper class, this just isn’t possible. I would have liked a brick garage too, but that wasn’t doable. And a basement? Lol, nobody here has one, not even the wealthy who probably paid for their houses out of their savings.

Besides that: back then, everyone advised me against turning the guest toilet into a full shower bathroom. Yes – it cost more money. Sure, without a shower is cheaper. It was at the expense of the size of the utility room – but I managed to fit everything nicely in there, and there was still space left for the photovoltaic system/inverter/etc. (now there’s no space anymore, the stuff hangs on the wall). So everything is doable if you want.

I said back then: And a full bathroom goes in there. Like Schröder said: Enough said. Done. Money spent.

Honestly, it has proven its worth hundreds of times in less than two years. Whether with guests or for ourselves, we use both bathrooms almost equally. An investment that paid off. We don’t need a third bathroom since we have no children. If we had kids – yes, a third bathroom would be necessary. Reason: the homeowner’s morning grumpiness… haha. I need my peace. I only talk to my coffee and newspaper in the morning, I’m particular like that. That’s just how it is… I’m open about it. Blood pressure low, around 85/90 over 50-55 at a pulse of 50-55. Chaos in the bathroom in the morning, hordes of people (meaning more than one person in the bathroom who is me) ruin my good mood for the whole day.

Our guest bathroom is quite small – but even my brother-in-law, a trained, very broad-shouldered and heavy man, has plenty of space in there. And that says something.

Definitely install as many showers as the family thinks necessary. It’s worth it!

You are buying – as with the rest of the house – hopefully a piece of quality of life. At least, that's how we saw it. If you can’t consider it as that, building a house usually isn’t worthwhile.

- Currently, we have a small bathroom with just a shower, and there have been no problems, even when guests stayed

2. Shower bathroom preparation (requires item 1): includes building a partition wall, sockets, lighting, etc.
3. Complete installation (requires items 1 & 2): includes shower tray (possibly shower screen), washbasin, and toilet

Tiles would be an additional cost.

We considered only selecting the water supply installation for now and building walls later.
This raises the question of how lighting and electricity would then work.
However, the entire attic would need to be modified and renewed.

Or should we choose options 1 and 2 now and complete the bathroom later?

Perhaps others have more thoughts on the pros and cons.

Definitely do it right away. We (2 adults + 1 child) are building three bathrooms... all with showers, one additionally with a bathtub.
