Hello dear forum members,

I have a huge problem with a tradesman’s invoice and need some background information.

What is the maximum cost for a lime interior plaster per square meter? My area is 435 sqm (4683 sq ft).

Approximately how many hours are usually required for this kind of work?

My tradesman has now sent me an invoice for the base coat plaster alone amounting to €12,200 - labor time 330 hours. Material costs €5,000.

I have already consulted my lawyer, who informed me that this invoice is far too high, but I would like to reach an out-of-court agreement. I think the work time was simply stretched out.

Regarding labor time:
If I remember correctly, I have about the same surface area and around 150 hours of work (3 days with 4 workers + 1 day with 3 workers) for gypsum plaster type Röfix 150 and about 80m² (860 sq ft) of cement plaster Röfix 180 in the wet areas.
Normally, aren’t such jobs charged by the square meter?
Using typical rates, prices up to €25/m² are quite common, which would be around €11,000.
What type of plaster do you have applied?
However, looking at the material costs, they seem high to me as well. With a plaster thickness of 15mm (0.6 inches), you need about 16kg/m² (3.3 lbs/sq ft). One ton of the plaster I used costs about €320 (in Austria), and I guess it’s not much different there. Another approximately €400 is added for the silo, which results in about €2,640. Corner beads cost around €0.75 per linear meter (about 0.23 USD per linear foot). Overall, with a similar construction method as mine, you’d end up with about €3,000 gross list price for materials.
Just checked: according to the price list, all plasters range between €280 and €380 per ton, so the material costs seem high to me as well.

I have the KIP from Schwenk and the MEP-it for the wet rooms. According to the delivery note, 10 tons were delivered in the silo and 3 pallets.
I find the material costs more or less acceptable. I think the labor time is the main issue. 330 hours for the first coat is simply too much.

I had an offer for the lime gypsum plaster, but then I was advised to use lime plaster instead because it is better. The cost difference is only minimal.

According to Schwenk, approximately 12.5 kg/m² (2.6 lbs/sq ft) of plaster is used per 10 mm (0.4 inches) thickness. So depending on the type of brick and plaster base, the estimate of 10 tons is quite accurate. Material loss can also occur quickly during machine startup and cleaning after spraying. However, the labor time is really quite high. But why charge by the hour? Especially for plastering such large areas and in new construction, billing is usually done by the square meter. Prices of up to €50 per m² (around $54 per sq ft) net are possible. It all depends on substrate preparation and the desired appearance. When charging by the hour, a daily or weekly report should normally always be written. This makes it easier to assess the amount of work performed.
