Hello,
thank you for the great forum.
We would like to ask for your advice regarding the interior painting work.

- Our final inspection has already taken place
- During the inspection, among other things, we pointed out the poor ceiling paint inside
- Response: construction tolerances, couldn’t be done differently
- Also in the utility room and storage room in the basement, everything is, in our opinion, not done neatly:
- Paint splatters on pipes, on floors, on windows, and on the exterior window sills/front door
- Corner in one basement room is not plastered (presumably because of a pipe they couldn’t reach?) We only discovered this now.
- In general, the utility/technical room looks odd, or is this how it is always done there and is it possibly unavoidable?

- Attached are some photos (not all, only examples), one photo also as an example for 4 such spots on the ceiling on the ground floor
- These hairline cracks on the stairs have to be accepted, right? (see photo)

Our question: is this normal for the technical/utility room and basement rooms, or can one reasonably expect neater work here?

Hello, a utility room as a functional space may not look very attractive. However, it is understandable if gray PVC (HT) pipes are left uncovered... regarding the crack, please check your contract. Hairline cracks or settlement cracks within a certain millimeter width are always excluded from warranty. The house naturally shifts over time. You will likely notice more cracks as time goes on. I would not accept the ceiling in the apartment as it is! It looks like a different shade of white was used for repairs or it was painted twice but this corner was missed.

Poor workmanship. What was the price? You get what you pay for.
Cracking, that's just how it is. If you don’t want that, you have to use wallpaper.

The work in the utility room is a mess! Technical room or not... I wouldn’t accept that. Not to mention the work on the ceiling!

That's why I would always use fiber fleece; these settlement cracks just look ridiculous. But there's not much you can do about it now.

Regarding the ceiling and the utility room: I also find the workmanship here really sloppy. In the utility room, I would consider negotiating a discount (unless you can live with the cosmetic defects...), and for the ceiling, I would insist on repairs because it definitely stands out and can be annoying for a longer time.

Real slobs, too lazy to tape off the pipes, and a small jointing knife could have been used when applying the filler.
The ceiling is also not painted properly.
Even if it’s a utility room, it needs to be just as clean as any other room.

The crack could also be due to the absence of mesh tape (if it’s drywall). This would be consistent with the way the other work was carried out.

Have the guys come back to clean up and fix the issues.
