Hello everyone,

My house has been insulated since 1999. I have noticed a small crack in the facade at two spots where, after it rains, water always comes through. These spots were sealed with acrylic, but the seal keeps cracking open again after it rains and the water comes out again.

Several professionals have looked at it, but everyone says something different, and the problem has been ongoing for about three years. Does anyone have any advice? I would like to share a picture as an attachment, but I’m not sure how to do that. If requested, I can send it.

Does that mean the water is coming out of the cracks?

If that’s the case, sealing the crack however you want won’t solve the problem, at most it will reduce the symptoms.

You need to find out where the water is entering between the insulation and the masonry and address that. Then water should also stop coming out of the cracks.

I wouldn’t take this lightly either. What kind of insulation are you using there?
If water gets behind the insulation and cannot escape, this can soon become a bigger problem because the masonry soaks up water, leading to mold or other damage.

What have the professionals said?

No one can explain where it comes from. Someone said it might be at the joint between the green exterior wall panels and the styrofoam insulation boards. But that can’t be the case since it only appears there, not everywhere, and only after it rains.

Yes, this is probably caused by driving rain.
The path water takes is not always easy to identify.
Maybe you can temporarily cover sections with a tarp step by step to pinpoint the exact location where the water is entering?

What kind of cracks are these? Straight or irregularly shaped?
