ᐅ Ideas for the floor plan and possibly some additional tips?

Hello everyone,

I have been following the forum with great interest for a few weeks now, as I will soon become a builder myself.
We are planning a semi-detached house on a sloped site facing southwest. We will build turnkey + solid construction (KfW 70 standard) with a Vaillant heat pump system.

Attached is our floor plan, which I would appreciate some feedback on. Windows still need to be planned!
What do you think? Are the room sizes adequate?

Does anyone have any additional ideas? The bathtub, toilet, etc. on the upper floor will of course be arranged differently. The architect just added them as placeholders.

The window front on the ground floor balcony should probably be enlarged, right? Is the kitchen too large? We originally wanted a guest toilet + shower, but that doesn’t seem possible here, does it?

So many questions…

It would be great to get some tips.

Living in the house will be my wife, daughter and me (33, 2, 33), plus my parents-in-law in the basement (64 and 63).

A standard toilet also requires an installation space, so you still end up at about 70cm (28 inches). Now look at the sink: with a depth of 25cm (10 inches), you can’t properly wash your hands, let alone brush your teeth when you’re older (as Heiko mentioned). Installing an emergency toilet isn’t a real solution 🙄

Why don’t you plan a floor-to-ceiling, therefore concealed, installation with only a drain in the floor? That’s enough for showering once a year 🙂

If you go for a shower niche, you will also have to change the kitchen layout, which is another drawback.

Anything used regularly should work properly – even with three turns included 😉

Oh dear, I’m completely confused now. What does "bodentiefe" mean? Do you mean that you shower right in the middle of the bathroom?

A walk-in shower means that the tiled floor has a slope and a drain.

So, no shower tray or base is installed.

This is not like in some caravans or motorhomes, where the toilet can actually be located within the shower area.

the roof has a knee wall height of 1 meter (3 feet 3 inches) and a pitch of 40 degrees. Is this information sufficient?

Hello Heiko,

A 40° roof pitch is already quite good; you'll gain height fairly quickly.

However, with a knee wall height of "only" 1 meter (3 feet 3 inches), I do have some concerns regarding your bathroom. You should meet with the architect again, as they might still have a few ideas to improve this...

Buy a few wooden battens at the hardware store and screw them together to simulate a knee wall height of 1 meter (3.3 feet) and a slope of 40 degrees. This might help with your decision.
