ᐅ Ideas for the floor plan and possibly some additional tips?

Hello everyone,

I have been following the forum with great interest for a few weeks now, as I will soon become a builder myself.
We are planning a semi-detached house on a sloped site facing southwest. We will build turnkey + solid construction (KfW 70 standard) with a Vaillant heat pump system.

Attached is our floor plan, which I would appreciate some feedback on. Windows still need to be planned!
What do you think? Are the room sizes adequate?

Does anyone have any additional ideas? The bathtub, toilet, etc. on the upper floor will of course be arranged differently. The architect just added them as placeholders.

The window front on the ground floor balcony should probably be enlarged, right? Is the kitchen too large? We originally wanted a guest toilet + shower, but that doesn’t seem possible here, does it?

So many questions…

It would be great to get some tips.

Living in the house will be my wife, daughter and me (33, 2, 33), plus my parents-in-law in the basement (64 and 63).

Yes, we have to stack the boxes under the stairs in the basement. We had considered putting the vacuum cleaner and similar items in an extra-large kitchen cabinet, which I had already seen. We don’t get visitors very often; you naturally start thinking ahead for later and want to prepare for all eventualities, but you’re right about the hotel...

I see changes in room capacity mainly in the depth of the living room, as well as the size of the guest and children’s rooms, but not in the wardrobe or kitchen areas.
The idea from @Manu1976 would be great, if it weren’t for the missing window.
The bathroom on the upper floor is currently the biggest problem. It is very difficult to furnish.

@Jochen: The red circles? Sorry, I can only assume they indicate water pipes. I'm not a craftsman at all and unfortunately have zero knowledge in this area. My own contribution will be limited to sweeping at the end and providing the workers with cola and "Weckle" (Weckle is Swabian 🙂)

Hello Heiko,

No, my last idea could also be realized without a recess. It would be quite tight, but still manageable, I think. For some reason, I can’t rotate the door in the planner...

The size should roughly match your guest toilet.

I also suspect that the red lines represent the drainage (UNDER the floor slab). I would reconsider this, as you won’t be able to access it again afterwards. Having a drain near the party wall might be unavoidable, but I would at least try to route the other pipes along the shortest path under the floor slab – or at least I thought this was the regulation. In our house, no pipe runs more than half a meter (approximately 1.5 feet) beneath the floor slab, so theoretically you can access everything again from outside.

you’re awesome, thanks. Which "planner" do you use for these custom designs? Is it software that I could also understand? By the way, is everyone here working in the construction industry, or why does everyone seem so knowledgeable?
