Hello everyone,
I have been following the forum with great interest for a few weeks now, as I will soon become a builder myself.
We are planning a semi-detached house on a sloped site facing southwest. We will build turnkey + solid construction (KfW 70 standard) with a Vaillant heat pump system.
Attached is our floor plan, which I would appreciate some feedback on. Windows still need to be planned!
What do you think? Are the room sizes adequate?
Does anyone have any additional ideas? The bathtub, toilet, etc. on the upper floor will of course be arranged differently. The architect just added them as placeholders.
The window front on the ground floor balcony should probably be enlarged, right? Is the kitchen too large? We originally wanted a guest toilet + shower, but that doesn’t seem possible here, does it?
So many questions…
It would be great to get some tips.
Living in the house will be my wife, daughter and me (33, 2, 33), plus my parents-in-law in the basement (64 and 63).
THANK YOU 🙂
Heiko

We will have an attic with a pitched roof, yes. That way we can store snowboards, ride-on toys, and such up there. The idea of a corner bathtub makes sense. As I said, I still need to check the floor dimensions. We have already changed the door swing on the front door, as it didn’t make sense for us the way it was. A window will be added above the couch on the upper floor, otherwise it would be too dark for us. The staircase access would work, right? Moving the bathroom window to the left? For the guest shower, I would have to take 2 m² (22 sq ft) from the kitchen in any case... I’m really thinking about that. @ Dirk: Your idea assumes the niche in the kitchen, doesn’t it?
Thank you, thank you, thank you!!! You are AWESOMEEE!

Man, I really didn’t consider that your staircase also leads downstairs. So you don’t have any storage space under the stairs on the ground floor. Everyone here is right: where are you going to store beverage crates, mops, vacuum cleaners, and all the everyday stuff? The basement is already full of technical equipment and laundry items...
And a shower will take up even more space 🙁
How often do you have guests who need a shower? For one day a year, a hotel including a taxi would be cheaper 😉

heiko60063 Sep 2014 14:15Yes, we need to stack the boxes under the stairs in the basement. We had considered putting the vacuum cleaner and similar items in a specially large kitchen cabinet, which I had already seen. We don’t get visitors often; you always worry about the future and want to prepare for every possibility, but you are right about the hotel...
