ᐅ Ideas for a Small Plot of Land South of the Capital, Berlin

Hello forum members!

I would like to briefly introduce myself since this is my first post. I am 32 years old, male, and work in the tourism sector in the capital city.

We are asking for advice regarding the planning of a small plot of land purchased about six months ago a few kilometers south of Berlin.

It is an approximately 300m² (3,230 sq ft) building plot with a floor area ratio of 0.3: one full story; detached building style; only single-family houses permitted. The cadastral number is 883. Although this is not the best-shaped plot, I would prefer not to make this the main topic of discussion. Plots 812 and 884 are undeveloped and covered with grass, as can be seen. The ground type is marshy.

We plan to build a small house (maximum 70m² (750 sq ft)) preferably made of concrete (is this Ytong?). Only the ground floor, no basement.

The purchase price of the plot was under 1,000€ and therefore I do not have the capital to build a structure costing 100,000€ or similar.

First, all vegetation including roots needs to be removed and the plot fully leveled.

Since building a house is not easy to plan for laypersons, I would appreciate any comments. What materials are non-toxic and ecological?

Even professionals cannot plan anything here; plot 883 is undevelopable. After subtracting the required setback distances, there is practically nothing left. In addition, easements would be needed just to access the property. It is still too early for April Fools’ jokes.

Apart from the setback distances, this doesn’t really look like building land to me... possibly garden land or open space...
