Hello house building forum!

- 860m2 (9,254 sq ft) plot, 13m (43 ft) wide x 66m (217 ft) long
- 1 existing house built around 1930, approximately 85m2 (915 sq ft) living area
- 1 existing house built around 1950, approximately 82m2 (883 sq ft) living area

Both buildings are connected, each partially basemented, in Jura house style.
Both houses are currently heated with wood and old oil stoves.
The basements already show some signs of mold due to poor ventilation and no heating.
Neither house has been well maintained; apart from some insulation added 10 years ago and new windows, nothing significant has been done for a long time.

Building regulations from the city: pitched roof, no knee wall, 3m (10 ft) setback on the left and right boundaries, 5m (16 ft) at the front (visibility triangle from the street).

My question is, in your general opinion, is it still worthwhile to renovate such houses, or is it better to plan for demolition and a new build right away?

I would recommend demolition. However, I find the plot too narrow if you need to maintain a 3m (10 feet) distance on each side.

It would be useful to have a site plan showing the existing structures to scale, including the neighboring properties drawn to scale as well, ideally oriented with north at the top, or at least with a north arrow.

Also, it is necessary to know the requirements, such as space needed, which rooms, how many people, cars, etc.

“No knee wall” ... does this mean one full story with only a pitched roof above? Are there any pitch requirements for the pitched roof?

Scaling accurately is currently difficult. North is at the top right.
The map section also shows the small shed outbuilding and the current garage.
Unfortunately, there are paths bordering the property on both the left and right sides.
Space requirements: 2 x 2-person households, multi-family house, 2 x cars, 1 motorhome.

- The last insulation was probably installed with Heraklith boards in the roof.

This refers to number 13 in the picture.

Otherwise, what is the garage? The larger of the two outbuildings?

So, two residential units each with kitchen/dining/living/bedroom/bathroom/… and additional requirements?

For a new build, you would have to place the house further into the plot… or are those 5 m (16 ft) now at the left side of the plan? To the left side of the plan, isn’t the distance now less than 3 m (10 ft)?

No, no further claims. Affordable if possible, of course.
250,000€ would be my available budget for the new build. But I wonder if that will be enough?

Yes, these building regulations did not exist at the time of the original construction.
Back then, everything else was not yet considered building land.

The demolition would cost about 10,000€ according to the first quote.

Yes, the larger building is the existing garage.
