Limited mobility is incompatible with a steep hillside property. Keep searching!

Actually, it would be ideal to have a basement/garage built into the slope, with technical equipment, storage, and the main entrance at the lower level, plus a home lift (these should be affordable) to reach the main bungalow level. On the bungalow level, there could be a door entry system at the front door to allow opening the door for guests.

Thank you for all the responses, I was able to take something from each answer. I will continue to consider my options—probably, unfortunately, with two levels, then it will work out. Still planning. Best regards

So, the original poster has a mobility limitation, which they expect to worsen, and therefore wants to live on a single level; the building plot is 20 meters (65 feet) from the street at the rear end; the 3.5 meters (11.5 feet) height difference (slope?) refers to this distance?; but otherwise: are we talking about a possible plot or is it already purchased, ... ?

Well, it’s like this: it was given as a gift or inherited, and in the area, land is quite expensive at around 5,000 € per square meter, and all acquaintances and friends in the town wanted a bungalow because of mobility restrictions and financial concerns related to that...

Well, then it should actually be quite simple. Sell the land at 5,000 euros per square meter (approximately 465 dollars per square foot) and buy a suitable plot for the same price. Where’s the problem? Or are you attached to the plot that doesn’t really suit you?

P.S. Do you decide what’s best for you, or do your acquaintances make that decision? That’s kind of strange...

So it’s mainly the concern about discomfort in old age.

There are good aids available in the house for stairs. Steep driveways are not ideal, especially in winter.

Either sell the property or build a two-story house, planning the stairs so that a stairlift can be installed. Design the garden with terraces so that each floor has direct, level access to the garden.

Avoid thresholds, use wide doors, and eliminate any level changes consisting of one or two steps. This also applies to transitions from the garage to the house or at the front door. Plan the bedroom large enough to accommodate a walker, mobility wheelchair, and care services. The bathroom should also be designed accordingly.
