ᐅ Idea for Staircase Layout on the Ground Floor

Hello everyone,

We are currently planning a house (external walls with aerated concrete 36.5cm (14.4 inches) – internal walls with calcium silicate brick) and are looking for some suggestions on the best placement for the utility room, staircase, and guest bathroom. The living/dining area and kitchen are already decided.

Oops, 105 m2 (1130 sq ft) can be built over (as far as I know, including the garage).

And unfortunately, we still don’t know what rooms are planned for the upper floor 😉

Guest bathroom with or without a shower.

True clear structural height of 300 cm (10 feet)... so approximately 280 cm (9 feet 2 inches) finished ceiling height and about 320 cm (10 feet 6 inches) floor-to-floor height?

Yes. That's how the ceiling heights are on the ground floor.

Guest bathroom with shower

On the ground floor, I also want large closets in the entrance area to store clothing.

The kitchen should have a U-shape layout (with a breakfast bar in the room).
On the upper floor, there should be a spacious bathroom and three rooms of similar size (bedroom, child's room, office). The bathroom should be designed to accommodate a washing machine and space for drying laundry.

You do understand the plot ratio / site coverage, right?
Have you already submitted a preliminary building inquiry regarding this?
Did you overlook the plot ratio?
It seems like you will need to revise your plans.

I prefer not to call this paper drawing a sketch, even though it might fit within a broader interpretation of the term.

In our development plan, the floor area ratio applies to the main house. The floor area ratio may be exceeded for the garage and terrace. By 9 x 11.5, I mean the exterior dimensions of the house.
