Hello!

Good day everyone. I’m new to the forum and would like to get straight to the point.
I would like to present a floor plan for discussion.
It is the first upper floor, designed to accommodate a family of four.
The exterior walls are fixed, as is the size of the balcony.
Also fixed are the position of the staircase and the two load-bearing walls.
What can be improved to gain more space and storage, and possibly create a walk-in closet for the bedroom?

Floor plan of an apartment: open kitchen/dining/living area, bedroom, 2 children’s rooms, bathroom, balcony.

The external dimensions of the building are exactly 15 m by 10 m (49 feet by 33 feet).

In the upper floor on the north side, I would install windows with a sill height. This way, the window where the storage space branches off could be used for a kitchen unit—so the kitchen would be along the children's bedroom wall with a small extension in front of the window and the work island arranged as an L-shape.

I would relocate the hallway more toward the center of the house, with the storage room accessible from the hallway against the stairwell wall (where the kitchen is currently planned).

I would add a wall to the small sitting area (possibly the back wall of the hallway?), which would create more overall space for the bedroom and bathroom—maybe even room for a built-in closet—and make the living area in the L-shape a bit more structured. I would place the dining table against the wall, parallel to the work island.

As for the bedroom window, where should it be? Possibly forgoing the south-facing window would allow a cupboard to fit there?

It’s possible I’m making a mistake here, but unfortunately, I don’t have any paper on hand right now to sketch it out.

I would find that very interesting, though...

Hm ... there are quite a few issues. From your apartment, you can’t get directly to the basement either.

On the ground floor... a piano by the south-facing window?? The kitchen layout is also not quite right there. I would probably place the kitchen more towards the piano room.

Yvonne’s idea is good in principle. So, first check if north-facing windows on the upper floor can have typical kitchen worktop height sills. However, going around the corner doesn’t really make sense. It might be more practical to use the niche above the stairs for tall cabinet storage with a depth of 40 cm (16 inches).

What do you mean by the work island?

You can tell that I’m “painting over” the architect’s plan.
I can remove it from my drawing, but I’m leaving it in for reference.
Am I understanding the kitchen and hallway correctly?
The wall for the seating area doesn’t make sense to me at all...

No, that’s not possible. You would need a larger stairwell for that, which was not desired.

But that would mean moving the left load-bearing wall between the bedroom and living area, right? That would only be possible if it’s done in the basement and ground floor as well.
I don’t think that will be possible.
