Hello,

until now I have only been reading along here. We have now "spontaneously" bought a plot in the Würzburg district where I would like to build a single-family house next year (I have already started a thread for the architect search). So far, I am open regarding the construction method and the planning/execution of the project. Houses of friends have inspired me to roughly plan my "own" floor plan. However, I am not completely satisfied with it and would like to share my "requirements specification" and designs here. Maybe you can give me some helpful advice.

The main "problem" is the ground floor; I am confident I can accommodate everything I imagine sensibly on the upper floor.

around 450,000€ (about 450k euros)
Preferred heating system: not yet specified, no gas, preferably autonomous (solar, photovoltaic, possibly heat pump,...) not a zero-energy or plus-energy house!

The staggered shed roof can bring natural light into the house very effectively. However, the room layout should also be designed to make the most of the light.

It seems to me that the house is planned around the living area on the ground floor, and the first floor has to adjust accordingly. The proportions do not appear to be well balanced.

Consider how you want to live, thinking not only about special moments but also about your daily routine. Only then should you focus on the space in which this life will take place.

I rather get the impression that both levels showcase the ministry foyer staircase as the main feature. By the way, with a total living area well under 300 sqm (3,229 sq ft), something like this unfortunately mainly contributes to the relative perception of the rest of the house as smaller.

In the screenshot, I’ve made a comparison: on the left is what is shown to me as a dadaistic rectangular composition in Attachment 1 of post #1, on the right the upper floor from the PDF within the site plan.

What I only see there in the isometric view—but unfortunately not in any floor plan (and there are no elevations at all)—are windows. For the discussion, it would be helpful to also see the windows in the floor plans, as well as more dimensions than just the total side lengths.

What is that circle in the garage driveway: a tree, a planter, ...?

We can’t read the mind of the planner, so a bit more information wouldn’t hurt.

So, due to vacation and many appointments, I haven’t checked in for a while.

I want to thank you all for your suggestions and tips.

What else has happened besides vacation? We have met with architects (introductory meetings), general contractors, prefabricated house suppliers, a small carpentry business, and visited several other show homes. Attempts to get alternative proposals that suit us mostly failed, meaning they did not meet our needs. Basically, I have continued developing our own designs. You can see these attached (the basement floor plan is not included, as it is less relevant). We will soon receive offers for earthworks, shell construction, roofing, and electrical work (i.e., building envelope + electrical installations); the rest will be done as a design & build. Offers are expected this week. Some of your suggestions have been incorporated, others not.

Nevertheless, I would like to ask for your opinions again:
- How do you evaluate the floor plan?
- Where do you see potential savings? Note: Whether savings are necessary remains to be seen. The floor plan has grown larger than originally planned. Obviously, possible savings by omitting the basement or garage are known to us.

@zaba12: Currently, besides the floor plans, I also have cost details from two friends who built about 200sqm (2150 sq ft) houses plus basements in Bavaria 1–3 years ago (listed individually). Based on that, my current budget calculation is just under €550,000, with more precise offers to follow as mentioned.

@ypg: What would you do differently?

@kbt09: This concerns the middle plot in the west. Behind the noise barrier is the “noise source road,” accessed from the east. The 3m (10 ft) distance has been mitigated. According to our own measurements, the plot is approximately 0.5m (20 inches) wider than shown in the drawings.

@hampshire: Windows in the offset shed roof are intended to bring light into the bathroom and staircase.

@11ant: Circles represent trees currently on the plot (mostly for my reference). The “foyer” has been softened by changing the staircase, I think. Please refer to the 3D views for window placement; these were initially entered provisionally, as the software is not typically intended for house planning. I have added more dimensions in the latest version.

If you have any further questions, I will try to answer them.

These plans without doors and windows are really confusing me. But to the point:
- South-facing bedroom with skylights? Good luck in the middle of summer.
- Why no "proper" windows in the kitchen instead of those narrow slits? Natural light has its advantages.
- Where is the entrance, actually? It’s really hard to tell without some guidance…

- Roof windows will likely be replaced by standard facade windows.
- Good point about the kitchen window, we will consider it.

I would clarify whether this is a competency issue with the designer or a communication problem between the client and the designer.
