The following description in the development plan: Garages, parking spaces, and covered parking spaces are permitted as boundary buildings within the specified building depth of the buildable plot areas. This allowance for boundary construction also applies outside the buildable plot areas. Additionally, they are permitted within areas designated for parking spaces and garages.
Now the questions: Does this mean it is only permitted to build a carport in Section 1, or is it also allowed across both Section 1 and Section 2? Are there any specialists or legal experts in this forum who could provide a clear explanation? Thank you in advance.

Why is the land-use plan important overall?Because the wording in the land-use plan is indeed quite confusing, but referring to the source makes it possible to find the justification for the plan:Garages, parking spaces, and covered parking spaces (carports) may be built within the property setback areas. This also applies to property boundaries outside the buildable property zones. Building regulations, such as minimum distances to public roads when constructing garages, remain unaffected.
So it only concerns the non-buildable areas, which, viewed from the access road, lie to the sides of the building zones, shown here in magenta:

Does this mean that the fields outlined in blue may be built on, but the magenta areas may not? And that building over the blue lines at the front and back is not allowed?

The fields outlined in blue may be developed ... with residential houses, auxiliary buildings, garages, and parking spaces.

And building is not allowed beyond the blue boundary lines at the front and back? Yes, except for the rear building limit, where auxiliary structures like garden sheds, greenhouses, or pigeon lofts are permitted.

SucheHaus.113 Aug 2020 22:20Should garages, parking spaces, or carports be excluded from areas next to streets? Or are they still allowed there despite the presence of main roads? Thanks so far for the clear explanations. Now I can follow.

But does that mean excluding garages, parking spaces, or carports in the areas next to the roads on the side? Are you referring to the areas beside traffic-calmed zones? In my opinion, garages and parking spaces are allowed there because the zoning plan text refers to the specified building depth, which in my excerpt is 18.00 m (59 feet). Along this 18 m (59 feet), garages and parking spaces as boundary structures are permitted even outside the buildable areas.Similar topics
