Hello,
In our new build, the ceilings will be cast in-situ concrete.
How should the ceilings be finished afterwards, what would be the most cost-effective and what would be the most attractive solution?
Skim coating and painting? Or suspending the ceilings? Paneling?

It always depends on the formwork – at my parents' house from the 1980s, the ceilings were also cast in place, and only a thin layer of filler was applied – it looks good.

Our stairs and landings are also cast on site – very smooth, with only a slightly rougher texture in the transition areas. A little filler and everything is perfect...

Okay, then we should probably wait until the ceilings are finished and then decide how to proceed.
Thank you for your advice 🙂

This largely depends on the age of the formwork used. If it’s still relatively new, a little filling might suffice. However, in reality, the entire ceiling often needs to be replastered. Plaster is not very expensive nowadays, but working overhead is not very enjoyable.

Professional plasterers have machines for this and can make the ceilings look really good in a very short time. So, if I were you, I would seriously consider that option either way.

I would recommend either filling, sanding, and painting yourself, or if the surface is too rough, having it plastered.

We had precast ceilings (filigree slabs) and chose to have them filled, then we sanded and painted ourselves. It was a really tough job, and in hindsight, I would have preferred to have the ceiling plastered right away, as that would have been faster.

In terms of cost, it’s roughly the same; for us, plastering was about 15 EUR/m (around 4.60 USD/ft), and filling plus sanding by the painter was about the same price.
