Hello,

My wife and I would like to build a prefabricated house because it is probably one of the most affordable options. We live in Hamburg and would like to build nearby, including in the surrounding area.

First, how can I find the best and fairest provider, and what should I pay attention to regarding construction and financing? How does the land search work? I usually look for plots on eBay Classifieds, but that probably isn’t the right way, is it?

I would appreciate any tips on how to proceed and what I should consider.

We are in our early 30s and currently have a small amount of personal savings of 40,000€ (about 43,000 US dollars). What would you recommend?

That’s nothing to be ashamed of. Everyone starts with something at some point. However, you won’t succeed unless you acquire knowledge on your own or educate yourself. There are things no one can do for you. But a forum can offer support.

Early 30s, quite limited equity, and you don’t mention any children. I would recommend starting at the bottom rung of the property ladder. So definitely not aiming for your dream home in a single step. Perhaps consider a young used house (not significantly older than built in 2010), either small or with a granny flat (and even moving into the granny flat yourself). It should be large enough for the first child until school age, and no more. Larger accommodations can come later.

So, building later and curing beginner mistakes early on. To find suitable places, I find the tool "travel time map drive time radius" (the top search engine result) quite useful: for example, in your case, enter Hamburg Central Station and be pleasantly surprised by what places lie within a 30, 40, or even 50-minute public transport radius.
You can then evaluate these locations based on your other criteria, probably starting with the price level.

This probably also explains the limited equity.

But that also means, if

remains the case and also

stays the same, then even with 20 years of “tightening the belt” it won’t work out.

It’s generally difficult to save effectively against inflation. For example, if the land price of 500,000 EUR rises by 5% annually, 25,000 EUR simply vanish without any added value in return.

For Hamburg and its surroundings, you simply don’t have the necessary resources in your early 30s.
