ᐅ How to approach building planning?

Hello everyone,

The first step is done. We now own a plot of land!
Now it’s time to move on to further planning. But how should we proceed?
Or rather, how did you handle it?

We have rough ideas about the layout and living space. We also want it to be a bungalow.
However, we don’t have detailed plans yet. It should be simple, not a luxury house.

This weekend, we plan to visit a model home park. Just to look at different houses, see what options are available or even possible... to gather ideas...

We would like to build a turnkey home with a builder. We’ve already been recommended a few.
Ideally, we want to compare three offers.

Should we just approach the builders and have a conversation? Will they then provide us with an offer?
Do we need to have more specific ideas beforehand, or can this be discussed during the meeting?

How did you approach the planning?

I’m looking forward to your experiences. We are still quite inexperienced...

This will be a tight squeeze again. I assume the land is already paid for, so building a house with your budget will be challenging. If you estimate additional construction costs (building permit/planning permission, fees, etc.) at around €30,000 to €40,000, there isn’t much left for the house itself...
And catalog prices unfortunately are not final prices.

Our catalog price was €190,000, final price without own work (flooring and walls) was €225,000 WITHOUT additional construction costs, which for us were almost €43,000.
A basement would have cost another €50,000.

Do you already have a plot of land?

Even with a plot, the budget is very tight.

From your €200,000, you first need to deduct additional construction costs of about €35,000 to €40,000. That leaves only around €160,000 for the house itself.
At a price of €1,500 per square meter, you would get a small bungalow of about 100 to 110 square meters (1,076 to 1,184 square feet) on a slab foundation.
This estimate does not yet include the kitchen, new furniture, landscaping, painting, floor coverings, or other extras...

When visiting houses, remember to consider their orientation.

Otherwise, since the plot of land is already acquired, have a soil survey and all measurements done. This can help avoid unpleasant surprises.

The property has already been surveyed, as a part of it was sold a few years ago. We will be able to check the exact dimensions soon at the land registry office. So far, we only have the area. There is also a zoning plan, which we found out about today.
