ᐅ How sensitive are painted stair treads?

Hello, we would like a fully white-painted (straight-run) stringer staircase and have already received proposals from the general contractor (GC) and staircase manufacturer.

The GC's standard includes a beech bolt staircase.
The staircase manufacturer’s suggestion is to use ash wood and then paint it completely white, noting that the steps may be prone to scratches.

I have an appointment with the GC in about two weeks and will discuss this topic further then, but what are your experiences? Is it so sensitive that it requires restoration every few years, or is it not that bad? The staircase would come from a reputable local staircase manufacturer with very good reviews, so it is definitely not low quality. Any kind of protective coating on the steps would probably affect the appearance negatively.

If the concerns are too high, we would probably switch to oak steps and leave them unpainted. Visually, however, we prefer a fully white-painted stringer staircase.

Ours is quite similar. The additional cost is just under 3,000 (currency) per staircase as well.

Very sensitive, you can see everything.
With children, forgetting a binder, going up and down again with street shoes..., moving in during rainy weather, going upstairs from the terrace to grab a jacket.
It only works with a lot of discipline.

I get the impression that you belong to the "squirrels" who try to build their house based on answers to dozens of individual questions (unfortunately without presenting it as an overall project, so that the answers could be coordinated accordingly). And it seems you are building with a general contractor, removing few or no trades, but deviating from their standard in some places or at least considering it. That combination, to put it kindly, is not without risks!

I definitely had to smile at the “squirrel” comment because it fits so well 😀
Everything you say is correct. The GC’s pricing level is very good despite deviations from some standards (and chosen special solutions).
I will present the overall project sometime soon—I think it might be quite varied (a Mediterranean city villa in country house style, with muntins, trim, cornices, French balconies by the blacksmith... so not really the modern style).
