ᐅ How much house can I get for my budget?

Hi,

I have a budget of about 170,000 euros for a fully finished, move-in-ready house. I can install the electrical wiring and plumbing myself, and I also plan to do the drywall and tile or flooring installation on my own.

My uncle can install the windows for me, if that would significantly reduce the price.

The plot of land is already owned and does not need to be considered.

What is important to me:

Ground floor:

Open-plan living, dining, and kitchen area (with a corner layout)
Separate entrance hall (completely enclosed with a small entry area including a chest of drawers; staircase located within the entrance hall to avoid cold air spreading downstairs or upstairs)
Guest toilet with shower
Study (which could later be converted into a bedroom if needed, for example, when it becomes difficult to use the stairs in old age)
Utility room or storage room

Upper floor:

2 children's bedrooms
Master bedroom with an adjacent walk-in closet area or wardrobe niche
Bathroom with a shower, bathtub, and double sink

The house should have a full basement.

Basement:

Heating room
Laundry room (preferably adjacent to the heating room)
Storage room
An empty room for a potential workshop or hobby room

Would I be better off with a prefabricated timber frame house, or can I afford a solid masonry house?

My uncle will also provide a custom-made kitchen for material costs only. I would only need to buy the appliances.

I just want a solid house with decent features, nothing like a luxury villa.

Budget increased to 300,000, with 50,000 allocated for the land, leaving 250,000 for the house.

I only want to have the shell construction including roof and windows done by a contractor, and handle the rest myself, as I have enough skilled family members who can help me with plumbing and electrical work!

I have a firm quote of 180,000 for the shell construction as requested!

Exterior landscaping is excluded for now; if there is any budget left, it will be considered, otherwise not for the time being!

With 70,000 minus the additional construction costs, you won't get very far.

Skilled tradespeople nearby are good and all, but you probably won’t get the materials for the interior finishing for free. That will cost several thousand euros.

So, here in the Lower Bavaria region, there are providers who offer turnkey homes with a basement for under 200,000 (115 m² (1,237 sq ft)). Without a basement, prices can be as low as 180,000. It’s a small regional company with a website listing house types and prices. The company has been on the market for over 20 years and has built several hundred houses.

What “turnkey” means here, I can’t say for sure... but it should be more than just the “shell” or “structural frame.”

Of course, it is possible to get a livable house for under 200,000. And you can also complete the interior fit-out of a house for 70,000. But on one hand, we are talking about 180,000 for the shell construction (so there is still more to do than just laying floors, painting, and attaching faucets), and on the other hand, a house with a shell construction costing around 180,000 generally requires significantly more than 70,000 to finish. Anyone who thinks they can simply do the interior work themselves with the help of friends shouldn’t have a job on the side and should have plenty of (very skilled) friends who have no hobbies and live off an inheritance. The question is also whether you want to have a construction site as your garden for years.

250,000 for a house is definitely feasible, but not with the current approach.
