1ramona378923 Jun 2017 11:30Hello, who can answer the following questions: What is the approximate cost of the following home extension? (Rough estimate)
- Ground slab and double garage (ground floor) already exist (assuming the slab is suitable for this)
- On top, an 8x5m (26x16 feet) area with 2 rooms, a kitchen, and a bathroom will be built (i.e., first floor)
- Walk-in carport made of steel with an external staircase as a separate entrance
- Roof sloping sharply upwards with wooden cladding (no attic) and a glass front in the living room
Needed are:
- First floor slab as the floor (or ceiling of the garage)
- Masonry work
- Roof
- Windows
- Carport
- Building permit / planning permission?
- Heating connection to existing gas boiler
- Connections for kitchen and bathroom
Does anyone have experience with what this might cost, should cost, or usually costs? What else needs to be considered? I am unfortunately not very experienced. Many thanks

What it costs is easy to answer: money.
How much is much harder to say because I don’t quite understand what exactly you want to build.
Do you want to build two rooms on top of the existing garage?
Also a steel carport with a steel staircase to access these two rooms? And what else?

First, the architect will determine whether your construction project is legally allowed under building and planning regulations, and under what conditions. It may be necessary to submit a preliminary building inquiry. Then, during a site survey, the architect should assess whether the existing garage shell structure can support an additional floor—considering factors such as foundation dimensions, allowable soil bearing pressure, and frost protection. Once these essential issues are clarified, the architect can create a preliminary design for the additional floor, including a cost estimate. Any statements about potential construction costs before this point are purely speculative.

I need to sort out this whole mess first:
This means: there is already a ground slab for a double garage whose walls are standing, but it does not yet have a roof (or currently a sloped roof). A new roof is planned that will also serve as the floor for a small apartment above (?)
I am not completely sure how the carport fits in here: it is meant to be a third parking space next to the garage (?) "Walkable" seems to mean that the top serves as a terrace for the small apartment, and the outdoor stairs next to the carport provide access to that apartment (?)
So, a pitched roof with wood-clad open underside, and the living area of the small apartment features a glass front—like a sunroom on top of the carport (?)
That would mean the small apartment is also connected to the main house’s gas meter (?)
If the garage is a boundary garage, I already see an obstacle for adding a residential floor.
I also doubt whether the 2016 energy saving regulations allow your proposed construction method.
Am I right to assume this is intended as an apartment above the garage for a grown-up child?
A building permit means more than just submitting your construction plans. Unfortunately, it also means that regulations often require higher building standards than you might prefer. A cozy treehouse, sadly, often doesn’t meet official standards. Building authorities only recognize houses without monkeys and horses :-(
