ᐅ How much additional cost is expected based on the structural engineer’s calculations?

Hello,

I have to admit that we approached the house construction quite naively...

We have already signed the detailed construction plans, and now the construction company wants us to waive our right to special termination in writing – is that even legal?

Now to the main question: we signed a fixed price contract (turnkey), but the site manager said that the price might change again after the structural engineer's calculations???? I mean, we won’t make any more changes to the plans, and we have already budgeted with the bank based on the known price – is this normal? It feels like buying a pig in a poke!

So everything marked as bauseits must be completed by you on-site. This means the term bauseits. Have you thought about this in advance? That is quite a lot. Judging by your comments, you assumed you would just move in turnkey.

Yes, we knew that. We have budgeted 50,000 euros for the bauseits items.

Yes, that's smart. They know exactly whose loan collateral holds value and where there are disputes over the release of retention payments.

The main reason people want to remain "laymen" is why they head straight to general contractors. That attitude doesn’t really go well with the need to educate oneself.

I just reviewed things again. A neutral site supervision/construction management is included in the offer :-)

The question is more about how "neutral" the supposedly neutral site manager really is when they are chosen by the construction company. 🙄
