ᐅ How long did your construction take from groundbreaking to moving in? (Solid construction)

Hello everyone,

Looking forward to your replies:
  • Please only vote for solid / masonry-built houses
  • By moving in, we do not mean the complete finish of construction, but only that you have moved in and the house was basically habitable

When surveying, keep in mind that having a basement or not makes about a one-month difference.
A rough rule of thumb is that a typical house without a basement can be built in 6 months, with a basement in 7. To be faster, you really have to work magic; anything beyond that is poor project management by the general contractor.

Single-trade contract with winter break, no basement, 10 months. Went well.

Separate contracting (some owner participation) with a basement, 11 months until basically ready for occupancy. Currently, only minor tasks remain (network setup, touch-ups, ...) and then the move will take place.

For us, it was 6 months in 2017, with 7 months specified in the contract with our general contractor. At the moment, that is just an illusion; contracts have shifted to 10 months, and actual construction time for most is around 9 months. In our region, projects with individual contracts look even bleaker. Nobody in our circle, despite connections, completes in under 12 months.

8 months with a basement. However, the electrician was only one person and had to cover 300m² (3,230 ft²)... it took forever.
