ᐅ How long does it take to build a house? One year?!

Hello,

we are planning to build a house and have just purchased a plot of land. The notarized contract is signed, the payment has been made, and we have received the deed.

Yesterday, we visited a prefab house company. They told us that it typically takes about 12 to 14 months from the time the building permit / planning permission is granted until the construction company actually starts building. They said this is the case with all providers.

Is that true? We definitely do not want to wait that long. Are there any other options to move into our own home faster?

If it’s relevant: the plot is located in NRW, in the Oberbergisches Land region.

I would also strongly recommend living together calmly in the limited space for one year first. I don’t want to be pessimistic, but maybe the whole thing will sort itself out by then.

Your main concern is speed, right?
He mentions 11 months, and you’re immediately interested. But there are other factors that are much more important alongside speed...

An 11-month construction period is quite long if you want to finish quickly.

Reflecting on "living together for the first time" in this context is a bit odd. Money comes and goes. Time is gone. Those who keep this in mind might take more “unwise” risks and lose money here and there but live more fully. We take money too seriously. Just go for it when you can.

So, we are 4 people living in a 55m² (590 sq ft) apartment. It works, but it’s getting tight for us now. My kids are 3.5 years and 0.5 years old.

But regarding existing properties: the idea that you can find one within 3 months or even a year is often a misconception. The house also has to fit your needs. We have been searching for a total of 4 years and finally decided to build a house. However, there were issues with the plot of land until we accidentally found the house we are now very likely to buy.

But don’t rush things, as others here have already mentioned! And compare!
