Hello,

we are planning to build a house and have just purchased a plot of land. The notarized contract is signed, the payment has been made, and we have received the deed.

Yesterday, we visited a prefab house company. They told us that it typically takes about 12 to 14 months from the time the building permit / planning permission is granted until the construction company actually starts building. They said this is the case with all providers.

Is that true? We definitely do not want to wait that long. Are there any other options to move into our own home faster?

If it’s relevant: the plot is located in NRW, in the Oberbergisches Land region.

If you haven’t taken care of hiring a builder or signed a contract yet, any general contractor—whether building with solid materials or prefabricated elements—will put you at the back of the line, and the timeline will indeed fall within the range mentioned.

No, there are no other options to get into the house faster; the current workload situation is just how it is.

As Zaba already mentioned… in terms of the sequence, you approached the whole process somewhat incorrectly.

Keep in mind that the planning phase alone can take you about six months (but it can also take a whole year or longer if things don’t go smoothly) (designs, building permits / planning permission, etc.).
If you’re building a solid structure, you’ll need about 10 to 14 months from that point. If you’re going for a prefab house, the construction phase is a bit faster, but due to the current demand situation, you might only start in 12 months or even later.

That always depends on their workload.

The important question is how far along you are in your planning. It takes time to sign the contract with the construction company, to obtain the building permit / planning permission, and then the company must have the capacity. If anything unexpected comes up during the building permit process, everything can quickly be delayed by several months.

But yes, it can definitely be faster with a local construction company.
