ᐅ How long does it typically take from the start of the planning phase until the building permit (or planning permission) is granted?

We are still at the very beginning and have already purchased our plot of land. We are currently working on our first floor plans for our single-family house. How long does it usually take to obtain the building permit / planning permission? We want to build a turnkey house with a general contractor. How much time does a company typically need to provide us with a quote?

Yes, we laid tiles, did the painting (including sanding and filling the ceiling), and carried out the 900 cubic meters (about 1,180 cubic yards) of excavation work ourselves. (For the excavation, however, we still had an excavator and trucks involved.) I took about 4 weeks off for that.

I took about 4 weeks of vacation for it.

Oh wow, you really got a lot done in that time.
Our general contractor is very motivated, so finishing by Christmas could actually be possible.
My husband still has plenty of vacation left as well.
I hope COVID-19 doesn’t ruin our plans.

Well, of course, a lot was done on weekends and after working hours. The 4 weeks were actually entirely dedicated to tiling!

Our timeline:
02/2019 – Land approval from the municipality
05/2019 – Purchase agreement for the land
08/2019 – Purchase agreement for the general contractor
11/2019 – Plans submitted to the building authority
01/2020 – Building permit granted
04/2020 – Construction start
05/2020 – Shell structure completed
....... let’s see how it continues – thanks to Corona

A lot depends on you and how urgently you want to start. The permit usually takes about 3 months (in Baden-Württemberg).
For us, the planning phase took quite a long time because we frequently made changes until we found the optimum solution (for us). My recommendation: “don’t plan under time pressure.” Many ideas and wishes come up weeks after you think “this is how it fits now.”

After submitting the building permit application to the building authority, the processing time alone takes a good 6 months. After that, the builder usually has an additional 2 months for scheduling before construction actually begins. Total construction time is 2 to 3 years.
