Hello everyone,

I’m having a bit of trouble understanding how surveying works during a construction project. The plot has been purchased, the building permit (planning permission) is approved, and the rough builder’s quote including earthworks is available. In the rough builder’s offer, there is a point called “setting up batter boards for the surveyor.”

If I now hire a surveyor, can they only measure the future building once the earthworks are completed? In other words, the rough builder sets up the batter boards and the surveyor takes the measurements, right? That would also mean that if I hire the surveyor now, I wouldn’t be able to tell them the exact day to come to the site to measure the batter boards because that depends entirely on the rough builder’s schedule.

In my case, the surveyor first performed a rough survey, placing stakes at all the corners.

Then the builder came and started digging. After that, the surveyor returned and carried out a precise survey.

Finally, when everything is completed, the surveyor comes again to measure the house for the authorities.

Rough staking can also be done effectively as a benchmark, right?
Then you can have the excavation contractor work, and afterward hire the surveyor for the detailed staking and batter boards, so that the foundation slab is positioned correctly.

And what if the boundary markers don’t match? I would avoid getting into this issue over 500 euros.
