ᐅ What are the additional costs associated with building a house?

Hello everyone, please bear with me as I am new here. If my question is inappropriate, I apologize in advance 🙂

We are considering having a KfW55 energy-efficient house built. We already have a potential building plot in mind. Since we both like to know what to expect, our question concerns the ongoing additional costs that come with owning a house. Of course, this depends on consumption as well—we are 2 adults and 3 children aged between 3 and 9. We would like to live in beautiful Brandenburg.

Maybe someone can share their experience? We would really appreciate it 🙂

You are already very responsible for such a new house. Personally, that would even be a bit too much for me; I would save a decent lump sum in case something breaks unexpectedly and stick to that. In the beginning, you actually don’t need around 20€ per square meter (about 2.75 sq ft) per year.

Nope. Or would you not have those if you didn’t own a house?
Sure, some only start thinking about these with high mortgage payments, but these are definitely not costs that arise because of the house or for its upkeep.

In my condominium, the monthly service charge is about 300 EUR, plus around 20 EUR per quarter for property tax.
House, let’s see. I haven’t done an estimate yet. I don’t even know some things yet, like sewage fees, for example.

Property tax is currently being reformed, to be completed by 2025 at the latest. Since costs rarely decrease, it’s advisable to plan for slightly higher expenses in the future.

Yes, I also received a letter from the tax office regarding the registration of my (new) property. Until now, I had only paid property tax for the undeveloped land itself. Now I have registered the house with a completion date in February. I’m curious to see what kind of increase will result even without the reform, just because the house is there...

So, I wouldn’t finalize a residual debt insurance policy without the house now, and I probably won’t keep it for the entire duration of the financing either. It really only serves to secure the loan. In that respect, it can be considered part of the costs. On the other hand, it’s not expensive enough to make a big difference.

Ok, if you only have it specifically because of the house, I agree, you might think that way, but I would rather count it as part of the financing.

Coverage amount – it depends, with pre-existing conditions like high blood pressure, diabetes, or something similar (documented in medical records), a term life insurance premium can be quite significant.
