Hello everyone, please bear with me as I am new here. If my question is inappropriate, I apologize in advance 🙂

We are considering having a KfW55 energy-efficient house built. We already have a potential building plot in mind. Since we both like to know what to expect, our question concerns the ongoing additional costs that come with owning a house. Of course, this depends on consumption as well—we are 2 adults and 3 children aged between 3 and 9. We would like to live in beautiful Brandenburg.

Maybe someone can share their experience? We would really appreciate it 🙂

Very different and depending on many factors, including what exactly you include in the calculation...
100 to 600, most probably end up around 300-400.

Please clarify your question.
As a rough estimate, I can confirm the 300-400 range for myself (electricity, water, gas, municipal fees, building insurance, household insurance).

Are you referring to additional running costs (electricity, gas, etc.)? For that, the size of your house and the type of heating system installed are helpful to know.
Photovoltaic system?

Other additional costs depend on the municipality, and you can research those yourself with some effort (street cleaning, waste collection, chimney sweep, property tax...).

Ongoing costs are generally similar to those of the previous rental apartment. Property taxes as well as electricity and water expenses are slightly higher. However, heating costs are usually lower.

I dare say that anyone moving from an old (energy-inefficient) apartment to a house built to 1955 standards will have lower ongoing costs than before.

This only applies to typical living spaces—of course, it does not apply when moving from a 60 sqm (650 sq ft) rental apartment to a 300 sqm (3,230 sq ft) villa with a heated pool. But in such cases, the question of additional costs is purely theoretical.

However, reserves for maintenance will need to be built up eventually. This is usually necessary starting from 5 to 10 years after moving in.

The area should be 130 m2 (1400 sq ft) and an air source heat pump will be installed.
So, is 400 euros alongside the loan costs already realistic?

We have a 100m2 (1,076 sq ft) older building, building envelope from the 1990s, with four occupants and monthly utility costs of 273€. Year 2021. Detached house with gas heating.
Included: water, electricity, gas, waste disposal, chimney sweep, gas heating inspection, street cleaning, property tax, building insurance.

We are quite economical with our consumption. However, some costs are fixed and cannot be influenced.
