we have finally registered here!
We plan to build in 2014 (district KA) and are currently in the planning phase.
Our wish list is quite long, so I would be interested in your cost estimates:
- Two-story villa
- Basement (due to slight slope, groundwater only from 5 meters (16 feet), so no waterproof concrete basement)
- Solid construction or prefabricated house, we are not sure yet
- Double garage
- 150-160 sqm (1,615-1,722 sq ft) living area
- Extras like open space atrium and electric roller shutters would be great
- Heating probably air-to-water heat pump
So far, we have consulted an engineering firm, an architect, and a full-service solid construction builder. Concrete offers are still a long way off... the architect already charges a fee for preparing an offer.
After Easter, we have appointments with prefabricated house companies. Let’s see what they say. We hope to get more concrete offers there.
What would be your cost estimate for the above requirements?
The budget is about 280,000-300,000 euros (financing amount, since the equity was used for the plot). Own work is also planned (flooring/wall coverings, etc.).

Regarding the construction manager’s statement, I would be skeptical... unless they guarantee this price unconditionally and in writing. These gentlemen estimate prices based on their lists, comparable to a bidding architect. Only when you receive the detailed bill of quantities will the final price become clear. You should keep this in mind for your financing if you decide on this planning office; otherwise, it may become very expensive later on.

Yes, I also think we will end up around EUR 350,000...
According to the construction manager from the engineering firm, we start at EUR 300,000 if all wishes are included. We are curious how much the prefabricated house builders will differ and how big the differences will be. That is a subject of much debate and personal taste :-)

We have received 3 quotes so far (all INCLUDING basement, double garage, villa-style house, and approximately 150sqm (1,615 sq ft) of living space):
Solid construction house at a fixed price: about 310,000 EUR
Prefab house 1: about 317,000 EUR
Prefab house 2: about 320,000 EUR
Prefab house 3 will be provided tomorrow, prefab house 4 is still missing, and 2 solid construction appointments are pending for discussion.
Additionally, there are roughly 30,000 EUR in ancillary costs.
