ᐅ How much will our wish list end up costing us?

Dear community,

we have finally registered here!

We plan to build in 2014 (district KA) and are currently in the planning phase.
Our wish list is quite long, so I would be interested in your cost estimates:

- Two-story villa
- Basement (due to slight slope, groundwater only from 5 meters (16 feet), so no waterproof concrete basement)
- Solid construction or prefabricated house, we are not sure yet
- Double garage
- 150-160 sqm (1,615-1,722 sq ft) living area
- Extras like open space atrium and electric roller shutters would be great
- Heating probably air-to-water heat pump

So far, we have consulted an engineering firm, an architect, and a full-service solid construction builder. Concrete offers are still a long way off... the architect already charges a fee for preparing an offer.

After Easter, we have appointments with prefabricated house companies. Let’s see what they say. We hope to get more concrete offers there.

What would be your cost estimate for the above requirements?
The budget is about 280,000-300,000 euros (financing amount, since the equity was used for the plot). Own work is also planned (flooring/wall coverings, etc.).

Since you didn’t mention the size of the living cube, I’ll just say the budget seems to fit 🙂

Joking aside.

If I work backward from 300,000:
50,000 for the finished basement
30,000 for additional construction costs
10,000 for self-performed work
20,000 for a double garage
10,000 for extras
That leaves 180,000 € for the house. That would probably mean around 110–120 square meters (1,185–1,292 square feet) of living space. Not much for a city villa with two full stories.
So forget about 280,000, and 300,000 will be tight.

No, it doesn’t fit.
Check a thread from yesterday or the day before; a similar request was made for 180–200 m² (1,938–2,153 sq ft). There is a nice list there! 🙂

It will be tight. We are also building a townhouse with 245 sqm (2,637 sq ft) of living space, including a finished attic. The house dimensions are 11 x 11 m (36 x 36 ft). Ground source heat pump + mechanical ventilation with heat recovery + electric roller shutters, KfW 70 standard, high-quality flooring and sanitary fixtures but: no basement, no garage, and a boring, square architectural design.

Estimated construction costs excluding ancillary building costs = 310,000 euros in individual trade contracts and with sufficient construction time.

Yes, I also think we will end up somewhere around 350,000.
According to the site manager from the engineering firm, we start at 300,000€ if all our requests are included. We are curious to see how much the prefabricated house builders will differ and how large the variations will be. Opinions and preferences definitely vary on this topic :-)
