ᐅ How do you get started? When should you hire which professionals for which tasks?

Hello,
I have decided to build a single-family house. I have already read a lot about it and could answer many detailed questions, but I can never find information about the first steps. How do I get an approximate idea of the cost of my desired house without immediately paying several thousand for an architect? How do I find a plot of land? How can I tell if my idea for the house will fit on the plot, or how many square meters (square feet) of living space would be suitable for me?

I know what I want:
A basement, underfloor heating, a heat pump with a cooling function (probably with a ground collector), photovoltaic panels and solar thermal system (possibly integrated directly into the roof without tiles underneath?), a smart home system (probably Homematic), a double garage with electric vehicle charging capabilities, and preparations for a home battery.
I also already know the type of rooms I want, the kind of features they should have, and roughly where they should be located in the house.
I assume I will need an architect to realize my wishes. But my questions are: When should I bring the architect on board? When do costs start to occur? And who else do I need? The construction companies will surely need to be coordinated by someone.

Regarding my financial possibilities, I still plan to discuss this with a banker friend, but at the moment, I estimate a budget of about 300,000 euros (approximately $330,000), with about 30% saved as equity so far.

I am currently single but want to plan the house so that it can comfortably accommodate up to four people with minimal renovations.

I still have sweaters from the 1990s. My mother always said, “Buy cheap, buy twice.” My wife gets a bit frustrated about this because I never want to go shopping, like at department stores, and I refuse to do that. But the thing about the Unimog is true: once it breaks down properly, it lasts a lifetime. Generation XYZ doesn’t get that, but Generation Golf does. So, we’re not to blame if Greta loses it. We have two free flights a year and a portion of goulash every two weeks as well.

I didn’t really want to start a discussion about who considers what particularly climate-friendly. It was only meant to be an explanation of why I wish for it.

But overall, I still don’t have a clearer understanding than before. Unfortunately, my initial question has not really been answered yet.

Here are your initial questions – you may not have liked the answers, but you did receive some. The fact that you haven’t gotten any wiser apparently isn’t due to the responses.

You bring the architect on board at the start.

Your wish list doesn’t match your budget. That naturally attracts attention and suggests you have very little information so far. This has been discussed extensively, and you were advised to inform yourself and, if necessary, adjust your wish list to fit your budget.
Refusing to acknowledge the obvious huge gap between your wishes and your budget is a source of amusement.

Moving out – and then into a detached multi-room children’s bedroom, I’ll put a question mark behind the sense of that. Without Mrs. Right by your side, it somehow feels like "dr2okevin home alone."

My counterargument is: money wasted, as a single person—unless you are Nietzsche and want to stay single—is building your own home. Changing housing due to changing needs also costs money—and I wouldn’t “count on” the increase in value to more than compensate by then. A house is always a nest for everyone living in it—which in my opinion means that the future partner should be able to contribute to the shared home concept (which presupposes that you have already found her).

Regarding the specifications of a house at such a young age, don’t forget to take perfection with a grain of salt: it’s more like a rehearsal; you build your first house for an enemy, the second for a friend, and only the third one for yourself.

In my opinion, if you build under 30, you should aim to create a property that will still be attractive as a used home in five years. That means installing what will still be in demand then and foregoing frills—you can indulge yourself with those in the next house. But all this is theoretical, because with you I see a wish and budget gap that is still too large.
