I find the window design a bit busy, but that is a matter of personal taste. Personally, I would use more floor-to-ceiling windows, if that makes sense for the rooms and the view. This would allow more light to come in. The bay window wouldn’t be my preference purely visually, but it makes sense with the staircase.

For my taste, I would divide the rooms so that there is a complete apartment both downstairs and upstairs, each with a bedroom, bathroom, living area, and kitchen. To achieve this, I would omit the guest toilet and place the pantry/storage room in the basement. I would also position the staircase differently, closer to the entrance. This reduces the amount of stair climbing and would make it possible to rent out one floor in the future.

I mean, it could probably be worse, but not by much!
