I would like to briefly introduce myself and immediately ask for advice, as I have a ton of questions as a beginner. My name is Zlatko, I am 30 years old, and I have a happy family of four with whom I would now like to move into "our" own home.
After securing financing through an independent financing company with credit checks and the help of my parents-in-law for equity, I now have a budget of about 260,000 to 280,000 euros for my project.
When I look at listings on Immoscout and similar websites, I mostly find properties that need complete renovation, overpriced plots, or full house build offers that are unaffordable.
I don’t know how to proceed – finding a plot of land is
A) not that easy; I don’t know where to search. Municipalities usually don’t have any available building plots, and property portals mostly show “the leftovers nobody wants.”
B) quite expensive (if certain criteria must be met). What use is a building plot if I can’t afford to build a house on it because it exceeds my budget?
What I don’t want are offers that include only partial land purchase or a mid-terrace house. I want peace and quiet with either a detached single-family home or a semi-detached house.
How did you approach this? What recommendations are there in this situation? I feel a bit overwhelmed because I definitely don’t want to make mistakes that could lead to unaffordable additional costs later. There is so much I read and research about building offers that is negative. There is so much to consider 🙁
